La Verne Real Estate Market Watch - April 18-24, 2012

La Verne Real Estate Market Watch - April 18-24, 2012
Okay, so here are La Verne Real Estate Market statistics for this week - and they seem to be shooting up!
This week there are 14 new listings in the city.  Four sold this week in La Verne, and that number seems to be holding steady.  Ten went into escrow which means that in approximately 30-60 days we should have 10 more that sold.  Looks like the La Verne Real Estate Market is starting to move and shake.
Four homes were also placed back on the market and seven have moved into back up status.  Usually the homes that go back on the market are homes where the buyer has either had to wait too long and backed out of the deal, or can't get the loan they need to complete the purchase.  The banks have been working on the timing part and the new procedures are actually starting to have an affect on home sales.  Short sales vs foreclosures are moving toward short sale now!

This week there were six price changes.  Really, that's not a lot when you consider that there are ten pending homes!  Before, a lot of the price changing could be blamed on the banks changing their prices and taking such a long time that the prices were dropping before they were sold.  Now it's just that the agent has to price it right from the start to get it sold!
I try to stay on top of the communities I serve and be a local expert for all of them.  So if you are interested in buying or selling a home, or if you simply have real estate questions, please feel free to contact me.  I will be more than happy to assist you!

WRITTEN BY LINDA K MAYER FOR A BLOG CONTEST ON ACTIVE RAIN

Stress Relief, Steel Magnolia's Style - Here, Hit Ouiser!

Okay, so I just love movies with one-liners.  The original Arthur with Dudley Moore and Liza Minelli comes to mind.  That one doesn't get old... "Don't mess with me, Burt Johnson" and "Oh, you're a hedge!"... We just saw it again about a month ago and it hasn't aged like some movies do.

But the movie that mostly comes to mind when thinking of my real estate career is Steel Magnolias. It reminds me of some deals where things get really crazy and people's attitudes get out of hand while trying to accomplish what needs to happen for their client(s).  I mean, in the past month I have had such a DOOSIE of a deal.  If it could go wrong, if it could be misunderstood, it definitely was.  Sometimes I'm sure all parties involved felt like just hitting something just to relieve stress!

Thankfully, it never comes to this.  Escrow, title, each Realtor and each buyer/seller have cool heads and reason usually prevails.  The deals get done and my sleep patterns resume like nothing ever happened.  And I feel a huge sense of accomplishment, getting the best deal for my client and getting everyone through the process in one happy piece.

After all, that's our job as Realtors; peacemakers, communicators and just people who can get the job done.

24/7, 365

24/7, 365

Okay, so yes, I know, a catchy title, right? But really it is true. I was reading a blog here last week that talked about a top producer who didn’t answer calls during the evenings and it just struck a cord in me. If I did that, nothing would ever get accomplished! I mean, after all, isn’t our job to be avilable when the buyers/sellers are? I suppose that means to me after work and on the weekends.

In fact, just last week, my husband and I went to San Diego for a couple of days. He sort of dared me because he said there was “nothing to do in san Diego” and that just prompted me to have to prove him wrong. But that’s a story for another time.

Anyway, so there we are, on the flight deck of the aircraft carrier turned musuem, the USS Midway and naturally my cell phone rang. Not only did it ring once, but three times. Of course I answered it because I have to be available even when it’s not convenient. Plus I am in the middle of a domino deal (one where three purchases/sales are contingent on the others closing.)

Then there were the emails. Since I have a smart phone, I am able to head things off at the pass via email, and I had to do this quite a bit over the San Diego trip. My poor husband, what a trooper he is!

But the actual point to this blog is: (I went on vacation, I went on vacation!) When you are picking an agent to help you through your purchase or sale, do you want one who simply turns off at certain times, or one who can get the job done, even on vacation? Things come up on the spur of the moment in real estate, and my bet is you want an agent who is ready and willing to help – no matter what!

So if you are interested in buying or selling or simply have questions about real estate, please feel free to contact me. I will be more than happy to assist you. Call me for your free home market analysis!
