Fritz Coleman to Headline San Dimas Heroes Fundraiser

Weatherman Fritz Coleman will be hosting a fundraiser to help the San Dimas Heroes group raise more funds for the San Dimas Heroes Veteran's Memorial which is located about 1/2 a mile from my office!  

The event will be held on March 10th at the San Dimas Community Building named after Stanley Plummer.  A social hour will start at 6PM followed at 7PM by the show.

Tickets cost a mere $25 per adult and all proceeds will go to benefit the ongoing Helping Establish a Remembrance of Every Service Person Project.

Okay, so, the DQ News January Home Report has been released.  The California Home Report for January is quite interesting.  Now remember, all real estate is extremely local at this time - even down to the neighborhood.  While this report is statewide but still gives an great picture of what's actually happening in California.
  
More than 28,000 condos and houses were sold in January.  Is that good you ask?  When compared with December that figure is down 25.5%.  However when compared with January of 2011, that's up 1.5%. This figure combines existing homes and new homes together.  More than half of these home sales were distressed properties.  So we are still seeing quite a few short sales and foreclosures which is projected to happen all the way through 2013.  

This information is good for home buyers.  Combined with the fact that the interest rates are to stay low until the end of 2013, and inventories of homes are dropping, NOW is the perfect time to purchase your new home!

 Home prices appear to still be dropping.  The month of January boasts a median home price of $236,000 which is down 4.1% from December 2011 and down 1.3% from the previous January.  I believe this will continue to happen for a few more months.  However, if you purchase a home now with the expectation of owning it for at least five years, you should be able to recap your original purchase money and will probably have some equity as things start to edge back up.

The mortgage payment average in January was $893 which is the lowest since February 1999 when it was at $882.  When adjusted for inflation purposes, it was the lowest since 1988.  Good for homeowners!  This mortgage payment is really feasible for almost everyone you can think of.  And buyers are being more conscious and aware beforehand, making sure that the mortgage payment will not put them in dire straits.  Again, good for the buyers!

Okay, so I wanted to share this information with you from the Mortgage Bankers Association Report.  But first I must STRESS that real estate has become very localized.  It is no longer just hearing about the national statistics that matter to you, but it has down from state to state and from city to city.  Even this is no longer enough as now it is neighborhood to neighboorhood that matters when you are looking to buy or sell a home.  You must know the nieghborhood you are moving into or the prices in the neighborhood you are moving out of.  THIS IS WHAT MATTERS TO YOU.

However, in reading an article in the MBA website, I thought this was rather interesting information for everyone.  according to the report, mortgage applications decreased by 1% in just a week.  This happens while the refinance percentage climbed to 81.1%.

The long and short of this is that people are slowing down with their attempts to try and buy a home, while others are simply trying to refinance their existing loans.  I think part of this is that there is less and less inventory in certain areas, such as Las Vegas and therefore that particular area wouldn't have as many loan applications as before.

Claremont Contest Introduces Students to Construction

Okay, so I was reading an article and I thought this was a fantastic idea!  The National Association of Women in Construction came up with a great plan to introduce children to the creativity of building and construction.  On February 15, 2012 the group held a building block contest at Sumner Elementary School in Claremont.  

The contest consisted of 36 third graders who used 100 blocks and had 40 minutes to create buildings such as a hospital a power plant and other choices.  The kids could also use items such as string and foil to help with the project and the creativeness.  The hope of this contest is to encourage children to enter construction as a profession later in life.

Okay, so here are Claremont Real Estate Market statistics for this week - and they seem interesting!
This week there are sixteen new listings,which indicates that confidence is coming back.  Only one sold this week in Claremont, and that's not really a great sign.  Four went into escrow which means that in approximately 30-60 days we should have four more that sold.  Again, not a great number for the Claremont Real Estate Market.

Six homes were placed back on the market and three have moved into back up status.  Usually the homes that go back on the market are homes where the buyer has either had to wait too long and backed out of the deal, or can't get the loan they need to complete the purchase.  The banks have been working on the timing part, but the new procedures are not helping a lot yet.
The fact that there is only one house that sold and four that have gone into escrow makes the number of price changes in Claremont huge!  Eleven!  Wow, I think it's a skill that many agents need to work on and at this point we can't blame all of those changes on the banks as they are starting to be more reasonable.

Okay, so here are La Verne Real Estate Market statistics for this week - and they seem interesting!

Okay, so here is this week's  San Dimas Real Estate Market Watch - and we're off and running!
This week there are 14 new listings which is a good sign that people are getting more and more confident in the real estate market.  Three sold and nine went into escrow.  That's three homes that have new owners and nine that will hopefully in a few weeks.  So home sales are happening in San Dimas.

There are two that went back on the market and six that have gone into backup status.  Usually the homes that go back on the market are homes where the buyer has backed out for some reason and the seller has to start all over again.  Most recently the reason most buyers back out is because of the time it has been taking for the lenders to approve short sales.  To be fair, the lenders are working on it, but it hasn't helped much to this point.
You know, I try to be positive about the amount of price changes and this time I can.  This week in San Dimas there were eight which is actually down from double digits last time I blogged.

Okay, so here is this week's Glendora Real Estate Market Watch- and we're off and running!

A Toast of the Town in San Dimas


A Toast of the Town in San Dimas

The San Dimas Chamber of Commerce is holding their Toast of the Town event.  The event consists of wine tasting and food tasting and boasts live music.

The event will be held at the San Dimas Stanly Plummet Community Building on February 16, 2012 from 5:30 to 8:30 pm.  The cost after February 6th is $30 per person.

If you've never been to one of these events, I wholeheartedly suggest you stop by and sample the local cuisine and award winning wines.  You can meet some great people in your own neck of the woods and sample some foods you may have never thought of before.  A great time to be had by all.

December 2011 Home Sales in California

Okay, so it's time for the December 2011 California Housing Report... and this time it's only a couple of days late... really, I AM catching up, I am, I am!  DQ News has released their monthly report  for December 2011 on the state of thehousing market in California.  

Home sales in California were up by 15.5% from November, which is quite a huge jump.  This is a jump from December 2010 of 4.2%  It seems as if things are looking up for the California Housing Market!

The median home price went up to $246,000 from $244,000 in the month of November.  This figure is down from $254,000 in 2011.  This goes along with things we are seeing in our area.  real Estate is becoming more and more localized where you see one city's prices edging up while the city next door may be heading downward.

Another topic DQ News reports on is the amount of "distressed" homes.  Short sales made up approximately 20% of the sales for the month while 34.2% were homes that had been foreclosed on within the past year.
