Okay, so I got to thinking, since so many people have been reading my weekly posts on LA VERNE and SAN DIMAS, why not write for another couple of cities.  So I have chosen CLAREMONT, which is the next town over from LA VERNE to add for this week.

It seems I have been missing out on some great stats with the CITY OF CLAREMONT. Nineteen new listings, wow, a lot of people azre trying to sell in the city right now!  And with four back on the marketthat makes a total of 23 homes added to the existing inventory for CLAREMONT.  But with only four closed sales this week, that makes almost six weeks worth of inventory without adding all the rest already there and the future new listings during those six weeks.  It would seem that it could take a while to get your home sold in CLAREMONT.  From what I've been able to get on the MLS, the sales are all standard sales ith the exception of one short sale and two bank owned or REO's.

During this week, seventeen homes have gone or are going into escrow.  This number includes the backup offers and the pending sales.  If all of these seventeen become sold, then it would actually be a miracle.  What we are currently seeing is that some of those are short salesor bank owned and the buyers back out before the bank makes up it's mind.  Banks are still taking quite a bit of time to push things through, although it is better than a couple of years ago where it culd take up to a year or more to close on a house.

It seems that the Realtors with the listings in CLAREMONT are a bit better at pricing.  I cannot stress enough how important it is to work with an agent who lnows how to price, right from the beginning!  Read this blog post to see why it will cost you many dollars to not do it right the first time!  Some of the other local cities have many more price changes each week, which is not to say that the agents being used are from the same city.
