San Dimas Market Watch - May 8-14, 2013

Okay, so the last statistics have proven to you that it is definitely a SELLERS MARKET. But the trend is continuing here in this week's San Dimas Market Watch.  

Last week, there were a total of 4 new listings.  Less inventory means higher prices and makes it a sellers market in San Dimas.  When you compare this week's 4 to the sold homes it doesn't give you much of a picture.  But when you add the numbers together shows, that this is definitely still a sellers market in San Dimas, CA.

What does this mean to you if you want to sell?  This means that your home will be sold in a short period of time and many times will sell for more than the asking price.  Naturally, this doesn't mean that you can price your home high and expect the same results.  But that's another whole blog.  This whole environment can cause bidding wars which can make the price of your home increase by quite a bit.

There were 3 price changes, and 2 more have gone into back-up status.  Back-up status means that the home has an accepted offer but for some reason they are preparing in case the buyer backs out, or for some other reason like a short sale waiting on the bank's response. And when you figure in the 4 that went pending (into escrow), that's a whole lot more properties than came on the market this week.  

So, in recap, 4 pending, 1 sold, and 2 into back-up for a total of 7 homes off the market.  When you compare that to the 4 that came into the market, you can easily see why this is still a sellers market in San Dimas, CA.  The market is pretty slow here right now in general, but you can see from the numbers that we are still buyer heavy.

IS It Still A Seller Market in San Dimas, CA

Okay, so the last statistics have proven to you that it is definitely a SELLERS MARKET.  But the trend is continuing and even growing here in San Dimas, CA.  
Last week, there were a total of 5 new listings.  Less inventory means higher prices and makes it a sellers market.  When you compare this week's 5 to the 9 sold homes you can see that there aren't going to be many homes on the market for very long and will be sold for higher prices due to supply and demand.

Okay so, last week there were a total of 7 new listings in the City of San Dimas.  When you compare this week's 7 listings to the 5 sold homes it doesn't give you enough of a picture.  But when you combine the sold with more pending, that's 9 and you can see that there aren't going to be many homes on the market for very long.  Okay, so the last statistics have proven to you that it is definitely a SELLERS MARKET.  But the trend is continuing and even escalating here in San Dimas, CA

What does this mean to you if you want to sell?  This means that your home can be sold in a short period of time and many times will sell for more than the asking price.  Naturally, this doesn't mean that you can price your home high and expect the same results.  But that's another whole blog.  This whole environment can cause bidding wars which can make the price of your home increase. Summer Reading Programs in San Dimas CA


Summer Reading Programs in San Dimas CA

Okay, so when I was a little girl I loved summertime as I'm sure most of you did too.  But I really loved the summer reading programs at the library.  My mom would sometimes drop me off and let me stay for a couple of hours and I would check out books and listen to records (ya, we had records back then) of The Osmonds, The Jacksons and so on.  (And my son says my first boyfriend was a dinosaur.)

The library in San Dimas has wonderful programs planned for the summer.  
1.The kickoff will be June 16th with two magicians, some crazy puppets and various workshops for the kids.  (SIGNUPS ARE REQUIRED for the workshops.)  

2. For the teens:  San Dimas High requires volunteer hours for graduation and the library has places for you to get your hours!  Call them at (909) 599-6738 for further information.

3. Incoming 7th-12 graders can OWN THE NIGHT @ YOUR LIBRARY.  Signups are online or in the library on June 16th and the program runs every Thursday starting the 21st at 3PM.

4. For the Adults: Signup online to read or listen to books and write short reviews.  You will be entered to win a Kindle Fire and there are prizes just for signing up!  There will also be various workshops available such as a cooking class, a popotillo art class and a paper-making workshop just to name a few.  

San Dimas, like it's neighbor La Verne, is on the county library system giving you access to many more books.  You can order a book from a county library and they will let you know when it comes into San Dimas.  How easy is this!

Archaeology and the 210 Corridor
Okay, so   I've never really been much into history or archeology.  My son Erik has always wanted to go on digs and make a living this way, but alas, he's probably going to be what his dad is, an air traffic controller.  However, I DID get really excited about this team from Azusa Pacific University (APU) who is going on a dig in Israel. (My mom got her Master's from APU.)  

Why did I get excited, you ask?  That's easy!  Because they are going to a Biblical part of Israel (Abel Beth Maachah) that nobody has ever dug in before! The reason for going is to find out what happened just before the area was taken over by Assyrian soldiers long, long ago. I'm so excited to see what comes from this, even though you know it will be an ongoing process for a long time.  And what an amazing opportunity for the kids who will get to experience this part of history for themselves! What does that have to do with my real estate cities of Glendora, San Dimas, La Verne and Claremont (the 210 corridor)?  Azusa is next door to Glendora, one city away from San Dimas, two cities away from La Verne and three cities away from Claremont.  Many kids I know have gotten their degrees there and become amazing, contributing citizens in the area.

I can't stress enough how amazing this area and the people are.  This is an area where communities are involved, there are amazing school districts, world class colleges for your kids and much, much more.  We are an hour away from the beach, an hour away from the mountains, close to 3 major theme parks and the list goes on and on!

Okay, so here are San Dimas Real Estate Market statistics for this week - and they seem interesting!
This week there are nine new listings, which seems like an okay start for this peak selling time of the year.  Tis the season and all that! Four sold this week in San Dimasand that's an okay number when compared with the amount of new listings. It simply means that twice as many are coming on the market for sale as are actually getting sold.  
Ten went into escrow which means that in approximately 30-60 days we should have ten more that sold.  Looks like the San Dimas Real Estate Market is picking up!  If you want to live in San Dimas, CAnow is the time to buy!  There are lots of homes to choose from, everything is at a discounted price and the interest rates are still down!

Two homes were placed back on the market and two have moved into back up status.  Usually the homes that go back on the market are homes where the buyer has either had to wait too long and backed out of the deal, or can't get the loan they need to complete the purchase.  The banks have been working on the timing part, but the new procedures are not helping a lot yet.
This week there were nine price changes.  When you compare that with the number of new listings that people have to choose from, that's quite a lot of changes - one for every new listing this week.  And when you remember that most homes sell within the first ten days on the market, can you really afford to price your home too high right now?  I think not!

Fritz Coleman to Headline San Dimas Heroes Fundraiser


Fritz Coleman to Headline San Dimas Heroes Fundraiser

Weatherman Fritz Coleman will be hosting a fundraiser to help the San Dimas Heroes group raise more funds for the San Dimas Heroes Veteran's Memorial which is located about 1/2 a mile from my office!  

The event will be held on March 10th at the San Dimas Community Building named after Stanley Plummer.  A social hour will start at 6PM followed at 7PM by the show.

Tickets cost a mere $25 per adult and all proceeds will go to benefit the ongoing Helping Establish a Remembrance of Every Service Person Project.

A Toast of the Town in San Dimas


A Toast of the Town in San Dimas

The San Dimas Chamber of Commerce is holding their Toast of the Town event.  The event consists of wine tasting and food tasting and boasts live music.

The event will be held at the San Dimas Stanly Plummet Community Building on February 16, 2012 from 5:30 to 8:30 pm.  The cost after February 6th is $30 per person.

If you've never been to one of these events, I wholeheartedly suggest you stop by and sample the local cuisine and award winning wines.  You can meet some great people in your own neck of the woods and sample some foods you may have never thought of before.  A great time to be had by all.
