Okay, so just another addendum to the REAL ESTATE MARKET WATCH segments I've been doing:  In the future, this will be included in the MARKET WATCH blogs.

There are 110 Active Listings in CLAREMONT as of today.
Highest Priced Home is -  $4,000,000
Lowest Priced Home is - $159,500
Average Home Price in  - $741,000

CONDOS AND TOWNHOMES

There are 16 Active Listings in CLAREMONT today.

Highest Priced Home is $702,688

Lowest Priced Home is $159,000

Average Priced Home is $389,000

You can see from this pricing that ther are fabulous parts of CLAREMONT, and then there are median parts and definitely some  lower-end parts.  But the upside is -THERE IS SOMETHING FOR EVERYBODY in CLAREMONT!

Okay, so this week in SAN DIMAS is moving along pretty well!  There are eleven new listings, so people are still selling and moving.  Maybe one of those eleven will be the house for you!
So, let's start with the PRICE CHANGES.  There are a tremendous amount of PRICE CHANGES.  Twelve is  quite a few for such a short amount of time.  As always, I caution you to make absolutely sure that you use a Realtor who KNOWShow to price right the first time!  Naturally, I do or I wouldn't be stressing the issue so much!  LOL  But seriously I know how to do a proper CMA with great comparables to your home.  I can also run comparables from another site that the appraisers go to so you can see a close estimate of what the house will appraise for.  (No, I am not an appraiser, nor do I claim to be, but their site is fantastic for being dead on.)  Gee, maybe I should write a blog on that subject - More to come!
On to BACK UP OFFERS - There are five homes that went into backup status. A BACK UP OFFER is when they already have an offer they are working on, but they are taking others just in case the first offer doesn't happen to go through.  This is really smart for Realtors to do, especially when working with short sales or bank owned properties.  Short sales and bank owned properties can take a longer amount of time and some buyers really don't have the patience and drop their offer.  It's a shame, really, but that's the reality of the situation.
Four are actually PENDING - This means that the offer has been accepted by all parties and has moved into the escrow phase.  Hopefully these will get a new family within a month or so. And six homes have made it all the way through the sale process and have become SOLD.  Four properties have fallen out of escrow and are now back on the market.

CALIFORNIA PASSES IMPORTANT SHORT SALE LAW


A new bill was passed quietly in Sacramento and went into effect July 15, 2011.  California SB458 expands on a previous short sale law already in existance in California.  It stipulates that with regards to short  sales only, the first lien holder is the only one we now have to negotiate with.  The subsequent loans, including HELOC loans must now forgive all debt after a short sale.  


This may mean that the subsequent loans may want more money through escrow.  However, the law also stipulates that the banks can no longer ask for CASH CONTRIBUTIONS from the seller which is fantastic!  Really, if I have to short sale my home, do I have cash to give to you?  DUH! 

flag at police stationThe other downside I can see is if the homeowner has the first and second with the same bank.  The bank will either  try to negotiate a crazy price or simply foreclose and not deal with the short sale altogether.  This should help with the time it takes to complete a short  sale.  Hopefully, as the word spreads among the real estate community, the short sale process will begin to speed up and we will no longer have buyers backing out  because of the time-frame.  YEA!   


This law does not apply to foreclosures, unfortunately.  It  seems to me that those people need the help, too.  Maybe  even more than the people willing to short sale.  Anyway, good information for home sellers and homer  buyers alike!

SENIORS GET IN ON THE ACTION!

SENIORS GET IN ON THE ACTION!

Okay, so the active senior residents of CLAREMONT PLACE took a tour of the facilities at LeROY HAYNES CENTER in SAN DIMAS.  They heard about the amazing 65-year tradition of the center's help to children.  The seniors were treated to a presentation by some of the residents who told of their goals for the future. And the Residential Program Director shared just two of the many success stories that come out of LeROY HAYNES.
SENIORS AND KIDS
The seniors then decided to collect 100 backpacks filled with school supplies for the children at LeROY HAYNES.  Donations of school supplies or back packs must be received no later than August 12.  You can read more about it here.

SAN DIMAS VETERANS MEMORIAL

SAN DIMAS VETERANS MEMORIAL 

Okay, so I'm always passing this sign at the SAN DIMAS 


post office. It's one of those thermometers that shows the 
progress for collecting funds in SAN DIMAS for the up and 
coming Veterans Memorial.  As I have stated before, I am 
nothing if not totally patriotic.  So this progress has really
got me excited!  



This article in one of our local papers caught my eye and so, 
naturally, I have to write about it.  It says that they have raised 
more than half of the estimated $200k to complete this project 
and therefore they are planning to start construction within the 
next two weeks!  Again, so exciting!

I love the way SAN DIMAS has 

has chosen to honor it's 
veterans. And because I work 
here, it makes me all the more proud!  
The monument will be on the corner
of Commercial and San Dimas 
Avenues, just south of 
OLD TOWN SAN DIMAS.  



So here's to working in a fantastic community. And it may even be
